Replacing Gypcrete – Seattle

If you live in a Condo in the Seattle area built between 1960 and 1990, chances are you have light weight concrete under you flooring. Originally installed as a sound and fire barrier, over time, as the building settles, the concrete can tend to crack and become un-even. If you have carpet on top, you may not notice. But if you choose to replace you carpet with a hard surface flooring such as Hardwood, Bamboo or Tile, you may need to do some repairs first.

Our normal practice is to fill the cracks and pour a self leveler over the entire surface. This will even out the floor and produce a smooth, level surface.

We recently finished a project in West Seattle where the concrete was so bad, we ended up removing the 1 1/2″ thick layer of light weight concrete and replaced it with 1 1/2″ of Gypcrete. Gypcrete is a stronger version of light-weight concrete, much more resistant to cracking.

Of the two options, repairing the concrete is much less expensive. Leveling costs normally run between $3.00 to $5.00/ sf including materials.

To completely remove the concrete and install a new layer runs between $5.00 and $7.00/ square foot, depending upon the thickness. This is normally only needed when the concrete is so cracked and un-stable that self leveling is not an option.
